I just looked at the thermodynamics data base for the Gordon-McBride code. That code does support water vapor, water and ice. It also supports CO2 and ionized CO2 but does not support liquid or solid CO2. The Gordon-McBride code was originaly written as a solid rocket motor simulator. However "it grew with the telling" over the decades (parts of it date back to the late 1950s). It now does far more than solid rocket motors. Unfortunately it is still biased towards high temperature applications.
