Here in our county (which on the list of the top ten growing communities in the US) the taxes have increased exponentially as builders and developers came in building EXPENSIVE homes and gated communities right next to standing farmhouses and trailer parks out in the country, and those poorer people have seen their taxes almost doubled in the past five years. It's driving them out to the country even further, where you can get more home for the money.

And even though we are one of those top ten communities where the real estate business is still solid, I can already hear and see the downturn. Houses are sitting on the market for longer and they're having to drop their prices by 20% to sell them. Newer homes are being sold for the price the developer put into it, because they are totally strapped. It's a good time to buy here, a great time.

All the realtors are saying they see rock bottom with foreclosures in the nex few months.
